OVERVIEW
Luxury private villa Leonie is a modern Dubrovnik holiday home with infinity pool, 10 minutes' drive east from the Old Town. Away from the hustle and bustle of Dubrovnik, this private luxury villa with pool, badminton and volleyball court provides rest and relaxation after sightseeing and the ample entertainment that Dubrovnik offers. The villa has 250 square metres of living space situated on half an acre of a fully enclosed, gorgeous Mediterranean garden and is just one third of a mile from a very lovely sandy beach (500 metres). There are 5 bedrooms with ensuite bathrooms, sleeping 10 plus 2 people. The villa is light and spacious, well set up for outdoor activities and socialising. Shops, restaurants and a few beaches are close and public transport, taxis or Uber's are easily available.
The villa has WiFi, comprehensive air conditioning and a pleasing, stylish interior, comfortable beds, a fully equipped kitchen and an outdoor dining area. The villa has four private parking spaces.
ACCOMMODATION
Ground floor
Ground floor comprises a large living room which incorporates a sitting area, kitchen with dining area, laundry and one bedroom with ensuite bathroom. There are fantastic marble floor tiles throughout and the whole living space is bright, uplifting and full of sunshine. Large, sliding glass doors open out onto the garden and pool. The fully equipped kitchen provides a fridge/freezer, dishwasher, oven, hob, microwave, kettle, toaster, icemaker and a blender, and there are quality cooking utensils and tableware. The laundry room contains a washing machine, tumble dryer, iron and ironing board. Plush and comfortable seating is arranged in the sitting area with TV and works of art. One double bedroom is conveniently situated on the ground floor and uses the family shower room. The bedroom looks out onto the gorgeous pool and outdoor seating area.
First floor
A wooden staircase leads to the first floor where there are four bright, comfortable bedrooms with a TV, sitting area, wardrobe and a king size bed, with bed linen and towels provided.
OUTSIDE
The walled and gated garden has large green lawns and overlooks Mediterranean woodland. In the garden is a magnificent pool terrace with outdoor dining table, loungers and a barbecue where you will spend most of your time enjoying fantastic local food and wines. The focal point is a most impressive infinity swimming pool which measures 68 square metres - a mini lake! A great convenience is to have an outdoor pool shower nearby. The pool is heated and tiled with beautiful mosaic tiles. There are several high quality sun loungers for one or two persons, some with sunroofs, as well as other seating areas. A proper badminton court comes with badminton equipment and can be used for volleyball, too. The villa has four private parking spaces.
