OVERVIEW

Luxury beach villa in the vicinity of one of the most beautiful towns in the Adriatic, the ancient Trogir. The main villa has three sumptuous bedrooms and there are two additional apartment suites each with a double bedoom. So in total five bedrooms with the capacity to sleep up to 10. The accommodation in the villa is very spacious, on three floors, comprising of 500 square metres of living space and 580 square metres of lovely garden, five metres from the sea. The villa is appointed with many technical innovations such as automatic shutters and security systems. The pool has several attractive technical features such as a large splash waterfall and a counter-current wave which is fun and also a great exercise.

Accommodation

The main part of the villa consists of three bedrooms each with its own bathroom, beautiful kitchen and living room. Separately there are two bedroom suites each with its own sitting room, kitchenette and bathroom.

Ground floor

In the main part of the villa there is an open plan living area with attractive hard wood flooring and stunning large picture windows with amazing views of the sea and nearby islands. All the furniture is designed and custom made for the villa, which has plenty of comfortable seating and a fully equipped kitchen with all modern equipment and cooking utensils, stylish plates and glassware. Satellite TV/DVD and audio system and WiFi are provided, as well as intercom telephone and central air conditioning.

First floor

The three relaxing main bedrooms on the first floor have fantastic sea views, very comfortable double beds, stylish bed linen and plenty of towels provided. The bathrooms are tastefully decorated with top quality Italian tiles, sanitary ware and furniture.

Second floor

The additional two suites are on the second floor. They are air-conditioned, light and airy with equally comfortable bedrooms/bathrooms, own sitting room and a small fully equipped kitchen each. They have balconies with white outdoor furniture, where you can enjoy fresh sea air and lovely views.

Outside

The villa is surrounded with a walled garden, planted with palm trees and Mediterranean herbs. A few steps lead you directly to the beach, but the villa also has its own 6 x 4 metres swimming pool, depth 1.75 metres, where you can cool down and enjoy the waterfall and exercise by swimming against the counter-current wave. You can sunbathe on the spacious wooden sun deck with sun beds and sun umbrellas and enjoy evening drinks and a BBQ with such a beautiful sea view in front of you. If you are in a party mood, there is an outdoor bar with a professional sound system, with decorative outdoor lighting enhancing the atmosphere.

Extra features

The whole complex is under supervision of professional security camera with HD resolution, whereby all the video footage is automatically stored in a special security room. Monitoring is also available via the internet. The house is equipped with an alarm system which, as well as video footage, can be accessed via the internet. When activated, the alarm is automatically sent to alert the mobile or home phone.

Many parts of this home are automatized, starting from the front door with automatic opening up to the automatic watering system in the garden. Automatisation includes two video intercoms inside the house, which are connected to the front door. Windows and doors are equipped with electric roller shutters, while the balconies have automatic awnings. Another big advantage is a central vacuum system, which greatly facilitates the maintenance of the house.

All rooms are air conditioned and have an external central unit. Tile covered rooms are also equipped with underfloor heating and for extra comfort there is an internal fireplace in the living room. Along with a large 300 litre water heater, two solar panels on the roof represent a great contribution to heating water.
