OVERVIEW
Luxury seafront villa Alys with private heated pool is a proper beach retreat for those who value natural beauty, the colour and scent of the blue Adriatic Sea, the healing Mediterranean sun and the sumptuous, modern simplicity of stylish interiors. Through the masses of glass windows and huge sliding doors the bright light comes in, bringing in the sight and sound of the sea. Swim just outside off the pristine rocks, or visit the pebbly beach 300 metres away. Early morning coastal walks or stunning sunsets will provide unforgettable memories of the beautiful Croatian seaside and this fantastic villa by the beach.
This private holiday home is one of the three sisters built in 2020 to the highest specifications, including a WiFi throughout, air conditioning and heating in every room, an ultra-modern, well equipped kitchen, an awesome heated infinity pool and a charming, fenced Mediterranean garden. There are 395 square metres of living space and 840 metres of garden, private parking for four cars, gym, a sauna, a TV set in every room, top quality bed linen and towels. For pet lovers, this villa accepts dogs on request, with no extra charge!
You are spoilt for choice of outdoor activities such as water sports (boats, jet skis, flyboards, wakeboards, banana boats, scuba diving, deep sea fishing and kayaking), bicycling on coastal paths, canyoning and hiking. The fresh markets and cafes of Rogoznica are so pretty. Shops and restaurants a short drive away. Far enough but not too far is the local nightclub (2km away).
Rogoznica, Split, Sibenik and Trogir will be the sources of wonder for amateur historians as they are full of stunning ancient buildings dating from the Roman times (Diocletian's Palace in Split) and cathedrals, churches and buzzy medieval squares full of cafes and high end restaurants. If you are into boating, visit the unforgettable Kornati Islands National Park, or go the nearby Krka River Waterfalls. Further east in Omis there is a huge zip line and white water rafting on Cetina River plus a fabulous pirate's naval battle recreated in authentic local boats!
ACCOMMODATION
Ground floor
Ground floor comprises an impressive, open plan living space with a double height ceiling, the sense of space enhanced by the smooth floors tiled with cream coloured Italian tiles and a wood and glass staircase, stylish lighting, beautiful furniture including a designer L-shaped sofa.
A modern design, open fireplace separates the sitting from the dining area. The sitting room has a large TV, whilst in the dining room you have a large stylish dining table and chairs for 10 people. The ultra-modern kitchen with and island/breakfast bar is equipped with a double fridge/freezer, cooker, hob, dishwasher, microwave, kettle, toaster, a nespresso coffee machine, stylish tableware and cookware.
Also on the ground floor is a double bedroom with TV, modern chest of drawers, armchair and en-suite shower room. There is a laundry room with a washing machine, tumble dryer, iron and ironing board. Hairdryers and safes are also in the villa. The villa has a sauna and a fitness room, and also an amusement corner with darts and table football. The gym is equipped with a Technigym-Unica multi-gym station, a Technogym fitness bike and a gymnastic room with 2 mats and 2 large gymnastic balls.
First floor
The first floor has four very spacious bedrooms with balconies facing the sea. One of the bedrooms has a bathroom with a bath tub and the others have large showers. Three of the bedrooms have super king size double beds and one has twin beds. All bed linen and towels are provided and of the highest quality.
OUTSIDE
The garden of this beautiful private beach villa has a fabulous heated infinity pool 11 by 4.5 metres, 1.5 metre deep, with a massage jet and a pool shower heated by solar power. There are 10 sunbeds around the pool terrace, with beach/pool towels provided. The pool looks out to the sea which is literally a few steps away. The garden is planted with rosemary, lavender, palms, pine trees, olives and climbing bougainvillea and has a barbecue with a rotating skewer and a sink, plus a small barbecue, and a shaded outdoor dining terrace. The lovely beach villa Alys is just a perfect villa for a seaside holiday!
The gate near the terrace opens to a small footpath leading directly to the beach. You enter the sea from the small sunbathing area below the villa via a ladder ... a lovely and quiet spot with crystal clear water. About 300 metres from the villa is another nice beach with gravel and shallow entry into the sea. And a further beach (fine gravel) with children's bouncy castle and scooter rental etc is just one kilometre from the villa.
