OVERVIEW

Villa Limetta is a very beautiful, luxuriously built and decorated villa which reflects the traditional look of an old Istrian farmhouse. It is located in a small village in southern Istria, tucked away on a tiny country cul-de-sac, well set back from the village road. The tranquillity and mellow appeal of this house, in combination with a large, walled, private garden and a marvellous pool will ensure that the guests have a great holiday. The house is so lovely, that just being there seems to be enough.

Many additional features of this villa are impressive. It has a large covered summer kitchen, which doubles as an outdoor living room with a stone wood fire barbecue. the summer kitchen is fully enclosed with large sliding doors opening out to the garden. The villa also has a wine cellar, where guests can get wine at cost price. There is a Jacuzzi, a sauna, various attractive sunny patios and terraces, and a volleyball field, all in all - wonderful. This is definitely a villa for rest and entertainment.

An electric heat pump heats water and radiators. The swimmingpool cleaning system is based on electrolysis.

Accommodation

Ground Floor

The house is reached through the garden gate and a stone path. The entrance hallway leads to a large, light, air-conditioned en-suite double bedroom to the right, and to the left of the hallway is the sprawling living area. The floor is either old terracotta bricks or wood. The air-conditioned sitting room is very spacious, with wooden floors and some exposed stone walls. Large sofa and armchairs, rugs, paintings and stylish lighting make this a very pleasant room, and the views of the garden are great. Here is a satellite TV/DVD/music player. The country style kitchen contains a large fridge freezer with an ice maker, cooker, dishwasher, microwave oven, coffee machine, kettle, toaster, excellent plates and cutlery, and many cooking utensils. Between the kitchen and the sitting room is a spacious dining room with a beautiful wooden table, sitting 8 people. The terrace infront of the dining room is covered with a glass roof. Also on the ground floor is a separate WC and a utility room with a washing machine, iron and ironing board.

Cellar ("konoba")

The cellar is built below the house and is reached by wide and easy steps leading down from the hallway. There you will find a remarkable entertainment area. The typical Istrian konoba is a room where in the past families kept their food and wine stores, particularly the excellent prosciutto ham. The room is decorated in an authentic style of Istrian cellars, old brick floor, lovely brick arch detail on the stone walls and shelves filled with quality Croatian wines. You will be able to buy bottles of wine there at cost price. These days Istrian villa owners build konobas as a place for special parties with their friends, who enjoy good wine. The new addition to this old style is the jacuzzi and sauna next to the Konoba, and also another bathroom.

First Floor

An attractive staircase leads to the first floor landing, and then to three air-conditioned double bedrooms each with their own bathroom. The bedrooms have comfortable double beds, storage space and they overlook the garden and pool. All bed linen and bathroom towels are provided.

Outside

The vast lawn garden is surrounded by a wall, and provides a lot of privacy. Around the stunning pool, 5m x 10m, there is a tiled sunbathing area with sunbeds, and bath towels are provided. Also in the garden is a children's swing and climbing frame. A particular attraction is the closed summer kitchen with large sliding doors, with brick floor and a superb wooden fireplace which is set up as an outdoor barbecue. It is well equipped, with an old Istrian credenza for storage, dishwasher and bread maker and you can cook there and dine al fresco at the large wrought iron dining table.

Local Amenities

Grocery store, cafes and restaurant are in the nearby village of Rakalj. The nearest large town is the ancient town of Pula, 15 miles away. There you will find good beaches, shops, markets, supermarkets, bars, excellent restaurants and entertainment. It is a town of culture, with a genuine 2000 year old Roman amphitheatre, where now instead of gladiators, you can enjoy pop music concerts and open air opera alike. Roman squares and temple mix with medieval palaces and a large harbour.

Airports in Italy

One option for getting to Istria, the north west end of the Croatian coastline, is to fly to Italy. This works particularly well if you are staying in northern Istria or in you want to combine your holiday with a short stay in Venice

Ryanair flies regularly to Trieste in north Italy from London-Stansted. There are also flights from Bari, Trapani, Alghero and Valencia. Trieste Airport is 1 hour drive from the Croatia/Slovenia border.

Slightly further away, but still within reach, there are regular flights by Ryanair from many European cities to Treviso (just north of Venice). EasyJet and British Airways and many other operators fly to Venice (Marco Polo Airport). A couple of days in Venice makes a great two centre holiday.
