OVERVIEW
This brand new, luxury, modern, family villa with pool is situated in a fishing village of Liznjan, in Istria, 9km from the famous, ancient town of Pula and 2.3km from the sandy beach. The owner of this luxurious and tasteful villa was thoughntful about every detail. All modern facilities are included, such as air-conditioning in every room, WiFi, fabulous, large marble bathrooms, Italian beds and linen, television set in every bedroom and a fantastic kitchen. The very large heated pool with sun loungers and outdoor shower is close to the covered outdoor BBQ terrace for dining and socialising in the garden. The holiday home Munat is very spacious with 330 square metres of living area and 600 square metres of walled garden. There is parking for several cars in the villa grounds. Pets are accepted on request for extra charge. Just a couple of minutes' walk takes you to the village café with sea view, a good village grocery and a very good local butcher. A lovely bakery, post office, bank, supermarket, chemist, several cafes and restaurants and private tennis courts are all within walking distance. There are miles of pebbly and some sandy beaches around Liznjan village and the largest sandy beach is 2.3km away. There you will find cafes, beach bars and water sports. The whole region is charming, full of quaint Mediterranean villages, national parks, wild beaches, Roman antiquities such as a well preserved second century Roman amphitheatre in Pula. Take a 10 minute scenic taxi boat ride to the pictureaque, sandy island of Levan and enjoy a fisherman's lunch at the beach cafe. ACCOMMODATION
The villa is arranged on two floors and one large bedroom with own shower is on the ground floor, which is very convenient for people who do not wish to use stairs.
Ground floor
The ground floor is one huge, sunny, airy, open plan living space which looks restful and stylish, decorated with pale Italian floor tiles and calm colours and many large windows letting in the sun. It comprises a large sitting room, modern kitchen with a breakfast bar, a dining area with a table for 10, a gym room, laundry, family bathroom and a double bedroom with en-suite shower. The fully equipped kitchen has a fridge/freezer, hob, oven, dishwasher, kettle, toaster, coffee machine, microwave and a lovely, new set of cooking utensils and tableware. The large stylish sofas face the wall mounted satellite TV and from the living room there is direct access to the garden, the outdoor dining terrace an the pool.
First floor
First floor comprises four excellent double bedrooms with oak flooring and very luxurious, large, modern shower rooms, excellent white bed linen, fun lighting and private balconies. Each bedroom has a colour scheme and very comfortable beds. The blue master bedroom also has a galery which is reached by a small wooden staircase. Of the four bedrooms, two have king size doubl beds and three are supplied with sets of twin beds. Bed linen and towels are provided.
OUTSIDE
Luxury private villa Munat has a walled and gated garden, with plenty of parking spaces in the front. Behind the villa is a large heated swimming pool, 45 square metres surface (9 x 5 metres), with 10 sun loungers and some parasols. Pool towels are provided. The sunbathing terrace is covered with smart decking and many plants are growing along the garden wall. A large covered terrace has a rustic outdoor dining table and a barbecue which is hidden round the corner. A perfect spot for lazing in the sun. When you have done enough of that, there are masses of outdoor activities!
