Overview
This beautifully and sensitively restored old, elegant country estate in the heart of the south Istrian countryside is within easy reach of airport, beaches and charming coastal towns. The estate consists of two adjoining villas, totalling 7 bedrooms, 6 bathrooms, 2 sitting rooms and kitchens and 2 laundry rooms. The houses are surrounded by 5000 square metres of garden, 400 square metres of which are walled. The garden has a large swimming pool and extends to further meadows, fields, woodlands and its own walking and biking trails.
The living space comprises 370 square metres, and the whole atmosphere of the villa is one of spaciousness, luxury, relaxation, lazy summer days with a large gathering of family and friends. The villa is centrally heated and has roaring fires in its huge fireplaces, so it will be a wonderful place for autumn holidays and winter escapes. In the summer, you can walk to the beach through the countryside, only 1.5miles away. Recommended for family, groups of adults, celebration parties and weddings.

MAIN VILLA
Ground floor
This large, cool space has an original old world charm, with Italian terracotta tiles on the floor, stone arches and heavy wooden beams on the ceiling. Subtle Mediterranean colour on the walls is in keeping with the age and style of the villa. A stunning focal point is the typical large open fireplace which was a single way of cooking in the olden days, and now provides luxurious roaring fire in the winter. The sitting room has armchairs and a three seater sofa which can be used as an accessory bed for 2 people. Satellite TV, DVD player are provided. The dining table sits up to 12 people. The original farmhouse kitchen has a huge open fireplace, the second fireplace in the living zone. It is equipped with a fridge/freezer, cooker, dishwasher, microwave, coffee machine, kettle, toaster, cooking utensils and tableware. Downstairs there is a guest cloakroom with a shower and a laundry room with a washer/drier.
First floor
The first floor comprises two double bedrooms which share a bathroom and the third bedroom with ensuite bathroom and dressing room. All the bed linen and towels are provided and are tastefully furnished.
Second floor
On the second floor there is a double bedroom with ensuite bathroom.
SMALLER VILLA
Ground floor
The same style and comfort continues in the smaller villa. On the ground floor there is an open plan with terracotta flooring, containing a sitting room, three seater sofa, armchairs, satellite TV, DVD player. The kitchen is equipped with a fridge/freezer, cooker, dishwasher, microwave, coffee machine, kettle, toaster, cooking utensils and tableware. The dining table sits up to 8 people. In addition there is a laundry room with a washer/drier.
First floor
There are two ensuite double bedrooms and dressing room.
Second floor
On the second floor there is a double ensuite bedroom with an additional sofa bed.
Outside
The villa is set in a tended garden of 5000 square metres (over an acre) and has further adjoining fields, meadows and woodland which you can explore and go for walks or ride bikes (2 bicycles provided). Close to the villas is a covered terrace with a BBQ and a pizza oven, and large tables and benches for outdoor dining. There are several more terraces covered with climbing plants for shade. The pool is 10 x 5 metres, with green lawn and sunbeds for sunbathing (used from mid May to mid Sept).
