OVERVIEW
Villa Mulberry is a completely renovated 200 year old Istrian farmhouse. It is situated in an idyllic small Istrian village of about twenty houses, on top of a hill overlooking the sea, and 15 mins drive to the coastal town of Porec.
The house is surrounded by woodlands and countryside, with breath-taking views. From the roof terrace you can enjoy the sunrise over mount Ucka, the Adriatic sunset, the Italian coastline and views of woodlands, fields and villages, and even the Alps 250 kilometres away. From here you will enjoy exploring the local countryside, walking, running and cycling along the lanes and through local villages, visiting nearby beaches or just simply relaxing by the pool and absorbing the peace of the natural surroundings.
A large, walled garden surrounds the house, and contains a mature mulberry tree, a tall cypress, a large old oak tree and fruit trees, as well as Mediterranean shrubs and flowers. A large variety of delightful birds and butterflies visit the garden.
The villa manageress discretely lives in the basement, which has a separate entrance on the opposite side of the villa entrance. The garden/pool area cannot be overlooked by the manageress.
Accommodation
The house is arranged on three floors. The maximum number of 9 people cannot be exceeded.
Ground floor
The main entrance to the house and the main living area are on the raised ground floor. Six stone steps lead to a covered entrance and a hallway, which contains an open-plan kitchen/ dining/ sitting area, two bedrooms, a bathroom and a utility room with washing machine and storage. The kitchen is equipped with an electric hob and a microwave oven, fridge/freezer, dishwasher, kettles, a coffee machine, plenty of cooking utensils, glassware, plates and cutlery. A dining table can sit 9 persons. In the sitting area is a large L-shaped sofa and armchairs, and a TV/DVD system. From this area there is a doorway directly onto a covered balcony overlooking the south garden. There are two bedrooms on this floor. One, although classified as a single room, has a double bed and and a garden view and the other is a twin bedroom with a view of the garden and the pool. The bedrooms share a bathroom. From the ground floor hallway a handmade heavy wooden staircase leads to the bedrooms on the first floor. There is air conditioning in the main living area which also serves to cool the two bedrooms on this level as well.
First floor
The first floor spacious hallway has a window overlooking the garden, pool and countryside. Off the hallway are two bedrooms, one with a double and single bed and the other with twin beds. There is also a second sitting room with a sofa bed and kitchenette, which can be used as another bedroom. Both bedrooms and the living area on this floor have their own air conditioning. There is also a bathroom on this floor.
Second floor
This floor is very special as it contains a small sitting room with glass walls, and a surrounding terrace, from which you can have uninterrupted views of an enormous stretch of the Adriatic, all the way from Rovinj to the Italian coast. You have a 360 degree view of the wonderful Istrian countryside, vineyards, olive groves, cycle routes and small villages. It also has a sofa bed so can be used as another bedroom. This room is reached by a wooden staircase from the first floor.
Outside
The spacious garden offers a great deal of privacy and is enclosed with stone walls and gates, and full of wonderful scented Mediterranean plants such as fig trees, rosemary and lavender. The pool is 8 x 3 metres and surrounded by a tiled sunbathing area, with sun loungers and chairs. Adjacent is a decked area which also has sun loungers. A large oak tree and other mature trees provide sufficient shade during the heat of the day. The rest of the garden is mainly laid to lawn. In one corner of the garden is an outdoor barbecue. For outdoor dining, a large pine table, benches and chairs are on one of the covered terraces, facing south.

Amenities
The village has a mobile shop that comes here twice a week and sells basic goods. The nearest towns for a small supermarket, chemist, doctor, shops and restaurants are either in Visnjan or Sveti Lovrec, both approximately 7 km from the villa. Several larger supermarkets and shops can be found in Porec 15 km from the villa. Within 1.5km walking distance is a bar and 3km, in Baderna, is a restaurant.
Villa manageress
The villa manageress will welcome you on arrival and show you around the villa and will register your stay as required by law. She is also available to be contacted should there be any problem during your stay, but otherwise she will not interfere in anyway with your stay at the villa.
