OVERVIEW

Luxurious, modern and bright villa Clemmy nestles among 15 similar luxury private villas with pools and views over the Istrian olive groves and vineyards. In this superb wine growing region, also famous for the award winning olive oil, you will find gourmet restaurants serving steaks with delicious local truffles, little taverns with mouth-watering homemade pasta and all kinds of child friendly and fine dining eateries. The region has been linked with Italy since the antique Roman times, and that is evident at every corner. Fresh fruit, vegetables, pasta, delicious sauces, giant pizzas, amazing wines and ice creams are just some examples of the wonderful Istrian cuisine. Italian influences are present in the local architecture of the medieval hilltop towns of Motovun (summer film festival), Groznjan (music events) and Oprtalj (truffles) which have high walls, palazzos and cobbled streets with wonderful vistas opening across fields. The coastal towns of Rovinj, Vodnjan, Novigrad and Porec feel like parts of Venice, with Rovinj attracting the hip crowds with its beauty and entertainment. Visit Pula which has an original Roman amphitheatre, ancient Roman gates and a forum. For active kids there is the Istralandia water park, Baredine caves, Dinosaur park (Dinopark), the Observatory in Visnjan, horse riding or the tennis school in Umag, where there is also an awesome 18 hole golf-course. The luxurious interior of the villa is accentuated by exquisite materials and Italian designer furniture, with WiFi and air conditioning throughout. There are three bedrooms and three bathrooms in the main house, and another two bedrooms with ensuite bathroom in a separate studio-bungalow in the garden, which may be very convenient for grandparents, nannies, or simply teenagers who want to have their own space. This luxury private villa is close to 22 Blue Flag beaches, and the owners provide you with a free entrance ticket to the Lanterna beach resort, which has beach bars, water sports and even tennis!

ACCOMMODATION

You will be accommodated in the three bedroom main house with two further bedrooms in a separate studio-bungalow in the villa grounds. One of the bedrooms in the main house is on the ground floor.

Ground floor

The ground floor is a fluid, open space, conveying a sense of calm through the cool, white and cream décor and the sun streaming in through the large windows. Pale floor tiles are shining in the hallway, and the rest is covered with honey coloured oak flooring. There are two lovely three seater sofas and additional armchairs, a beautiful, round dining table for eight people and a modern, white kitchen equipped with a fridge/freezer, dishwasher, cooker and hob, kettle, toaster, coffee machine, cooking utensils and stylish tableware. The villa also provides a washing machine, iron, ironing board, hair dryer and a safe. The sitting room is a great place to gather together around the large wall mounted TV. In all rooms the top quality lighting adds on to the opulent feel of this luxury Istrian holiday home.

One double bedroom with shower room and direct access to the garden with private pool is located on the ground floor.

First floor

Stone steps lead to the first floor which comprises two fantastic bedrooms with ensuite bathrooms. The master bedroom with a king size double bed and a walk in wardrobe has a large, marble bathroom with bath tub and a spacious, separate shower. The other bedroom also has a king size double bed and a beautiful shower room. The whole set up is very restful, with lovely bed linen and towels.

Studio bedrooms

Two studio bedrooms are located in a separate, private little bungalow in the grounds of Villa Clemmy. They have the same type of king size double bed as in the main house, and large shower rooms. These rooms are part of the villa and are exclusively let together with the main villa.

OUTSIDE

The private garden and pool are fully enclosed with a laurel hedge, and there is a very attractive brick sunbathing terrace with eight sun loungers and some parasols. Pool towels are provided. You will love the sheltered outdoor dining area with a table for 8 people and a barbecue. What a treat it will be to refresh in the private pool, and enjoy your delicious barbecue and the exquisite Istrian wines or local beers after a day exploring the unforgettably beautiful Istrian peninsula.
