OVERVIEW
This luxury family villa with pool sits on the edge of the rural community of Sveti Martin. Sveti Martin is surrounded by pine forests and farmland and there are many hiking and cycling trails in this part of Istria. Sveti Martin has a small market where you can stock up your groceries, and Kastel Pineta, a large country estate in the centre of Sveti Martin, houses a lovely restaurant serving delicious traditional food and a wine cellar where you can sample excellent local wines and brandy. From there it is only a 15 minutes' drive to the beautiful hill-top town of Labin which overlooks Rabac and the sea. Baroque palaces and colourful houses are lined along the narrow cobbled streets of the Old Town and you will love to take a break in one of the cafes at the main square where you can sample delicious cakes and ice-creames. The beautiful and lively seaside town of Rabac has much to offer, and you will be spoilt for choice with pristine beaches and outdoor activities.

ACCOMMODATION
As the villa is built on a slope the main entrance is from the parking area on the first floor. Upon entering the villa you are greeted by a spacious entrance hall with a cosy sitting area. The villa is fully air conditioned and has an overall living space of 320 m² with extensive grounds of 1500 m².
First floor
All bedrooms are located on the first floor and have ensuite bathrooms with walk-in shower. Wooden floors and wooden bed frames are contrasted by grey tones to give a calm ambience. The three double bedrooms have queen-size beds (160 x 200 cm) and direct access to the balcony, and the twin bedroom has 2 single beds (80 x 200 cm). Bedlinen and towels are provided.
The laundry room with washing machine, dryer and ironing equipment is also on this floor.
Ground floor
The contemporary Scandinavian style interior design and the open plan layout of the ground floor living area are accentuated by a modern fireplace which optically divides the living room from the kitchen/dining area. Large glass doors connect the open plan living area with the covered terrace and give it an even more spacious feel. The lounge has a comfortable corner sofa and armchair and is equipped with a LCD Smart TV with WiFi connection throughout the villa. The lounge flows effortless into the kitchen/dining which has a large dining table for eight guests. The kitchen is fully equipped with induction hob, oven, microwave, dishwasher, fridge/freezer, ice maker, filter coffee machine, Dolce Gusto coffee machine, toaster, tableware and kitchen utensils. A special highlight is the pantry/private wine room with a selection of 20 different quality local Istrian wines.
The wellness-area on the ground floor has a Jacuzzi and a Finnish sauna. Sliding glass doors open to a furnished terrace where you can enjoy some quiet moments after your daily exercise regime. An additional bathroom with walk-in shower is also located on this floor. The wellness-area connects with the 'leisure zone' where you will find a pool table, table football and darts for your entertainment.
OUTSIDE
Central to the outside space is the private 40 m² infinity pool with hydro massage. The surrounding sundeck provides eight sun loungers and four parasols. There is also an outdoor shower. Activity and fun is written all over this villa and the young ones will definitely enjoy the added bonus of the children's playground in the garden. The outside dining area has sufficient space for eight guests and a mobile gas barbecue is at your disposal. Up to six cars can park in the car park which has video surveillance. And for your convenience the villa also provides 3 adult mountain bikes and 1 smaller children's bike.
